We will not waste your time (and ours) by rushing off to find a property or a purchaser without first getting to know you, what you want to accomplish with the transaction, and what your financial constraints are. Then we’ll be on the right track.

Search and Screen
Once we know what your needs are, we locate candidates and screen them so you don’t waste your time talking to people who can’t or won’t meet your needs. We’ll negotiate to get them to a reasonable point and then you make the final decisions to close the deal.

Manage the contract process
Well over half of all signed contracts never get to the closing table. A few are sharp practice, but mostly the process fails in mid-journey. We keep you apprised of deadlines and make sure that transactions are executed promptly and properly.

No matter how much (or how little) experience you have, buying, operating, and selling a commercial property is not for a solo owner and not for an agent trying to be your be-all-and-end-all. Aside from the fact that it is illegal in most states to offer legal, accounting, or financial advice without the proper licenses, it just doesn’t make sense to undertake million-dollar deals while trying to get the key advice you need for free. You’ll get what you pay for. But you won’t be paying us. We don’t have any in-house subsidiaries to squeeze a few more bucks out of you. It doesn’t matter where you are. If you are interested in buying or selling a property in Virginia, I can help you. If not, I will refer you to an agent who can.
What if the property is not in Virginia?
If you are ready to go, I will refer you to an agent who is licensed in the state where the property is. Otherwise, you might start by reading my book on business properties.

How much is the commission?
That’s negotiated with you depending on the specifics of the deal you want to do. With a 100% virtual company, our overhead is low so we don’t have inflated commissions.

That depends on how unique your needs are, where you want to be on the pricing, and the conditions in the lending market. But it will be several months, not weeks.
